Topography:  

The property is flat and easily build able. Ringed by almost 2 million acres of National forests with spectacular mountain ranges. From the rugged and jagged peaks of the Sangre De Cristos, to the glacial canyons and forested tablelands of the San Juan’s, variety is the word best to describe this topography.

 Roads:          Access to the property is on all-weather county dirt roads.

Utilities:            UPDATED

                       Well: with a depth ranging from 60 to 160  feet ( hit water at 30' ), drilling costs average $2,040-$5,100 ($34.00 a ft.+ State & County permit fee of $100.00).  Then a pump system from the well to the house with everything set to go is $2,500.00 to $3,000.00.

                        Septic system: cost approximately $600-2000, plus a county permit fee of $375.00.  Power: solar systems start at $850. Power lines are in the subdivision, costs vary for hookup (approx. $18.00 a ft. underground only).

                            Elementary, junior high, and high schools are located on Highway 160 between Blanca and Fort Garland School buses pick up kids in our subdivision. Adams State College is located in Alamosa.  Small classes, low tuition and a faculty dedicated to teaching have put this college on the exclusive list of America’s 100 Best College Buys for three years in a row.

Shopping:     

Convenience shopping is available in Blanca and Fort Garland.  Major shopping facilities are in Alamosa.

 

                                    Population in the San Luis Valley is 46,000.

Fishing:  

Plenty of opportunities for great fishing are found in the many streams, lakes and reservoirs. The five

major species of fish found in the area are Rainbow Trout, Brown Trout, Brook Trout, Cutthroat

Trout and Rio Grande Cutthroat.

 

                                                                       

 

Hunting:  

Six species of big game animals are hunted in the surrounding forests including elk,

mule deer, pronghorn antelope, black bear, bighorn sheep and mountain lion. Special permits

(by drawing) are required to hunt cow elk, antelope and sheep.

   

Camping:  

The San Luis Valley is filled with camping opportunities, weather you want a fully developed

facility or just want to pitch a tent in a quiet mountain valley. Ranger stations have district offices in

Del Norte, (719) 657 3321, Saguache: (719) 655-2547, and La Jara:(719) 274-8971.  

Swimming/Hot Springs:

 Lakes and rivers abound for summer outdoor fun and for winter, there are several natural hot springs in the valley, as well as heated indoor public swimming pools in Blanca and Alamosa.                 

 

Golfing:  

The valley has several 18 hole Golf courses located in Alamosa, La Veta, Mosca, and  Monte Vista.  

Boating: 

San Luis Lake is a popular place for water-skiing, sailing, and windsurfing.  

Four-Wheel Driving:  

There are numerous access roads to the high country, taking you into majestic solitude. You really see the beauty of this area when you get off the beaten path.  

 

Rock Climbing: 

Tres Piedras and Penitente Canyon are well known for their incredible climbing, camping and easy access.  

Horseback Riding/Hiking/Backpacking:

Creek trails, high mountain trails, nature trails, and trails of the Great Sand Dunes are all begging to be explored! For the extra hardy, join the “fourteeners”, a local hiking group, who likes to climb the peaks over 14,000 feet.

Skiing/Snowmobiling:

Colorado is well known for its powder snow and excellent ski conditions. Wolf Creek, Cuchara, Monarch, Rio are  the 4 closest downhill ski areas surrounding the valley. There is also an abundance of beautiful places to cross country ski and snowmobile throughout all the surrounding forests.

River Rafting/Canoeing/Kayaking:

The Rio Grande provides a variety of experiences weather you want the steep rapids   which the mountains offer, or just an easy float through the flats of the San Luis Valley.

Cycling: 

Light traffic on the forest roads makes cycling a great pleasure. It’s unusual to see more than a dozen cars on a

20-mile ride. For the more advanced cyclers, hundreds of forest trails offer challenge and solitude. Public

Recreation/Fitness Center: Blanca/Fort Garland 

Facilities include: 

Indoor swimming pool, hot tub, sauna, weight room, ceramic studio, billiards, basketball courts, volleyball courts, softball fields. They offer classes in aerobics, weight training, walking programs and summer youth programs. They also have a full service kitchen and large dinning facilities available for receptions, reunions etc.Cost for residents: $1 per day, or $25 annual pass. Students $5per year, seniors & kids under 5 are free.

Bowling, Tennis, Racquetball, Miniature Golf, and Movie Theaters are all offered in Alamosa.

Scenic Railroad:       Cumbres & Toltec Railroad is known as “America’s longest and highest narrow-gauge steam railroad”. It was built in 1880 to service the mining industry. Tourists can ride the train 64 miles from Antonito through the San Juan Mountains, the Mud and Rock Tunnels, Toltec Gorge, Phantom Curve, trestles, and bridges that offer breathtaking  views.

 

 

 

 

Museums & Historical Sites:

Fort Garland Museum is Colorado’s oldest military post, and was commanded by the legendary Kit Carson. Tour the adobe buildings, rich in military history.

Stations of the Cross , in San Luis is a trail depicting Christ’s journey from his trial to his resurrection. The end of the trail brings you to a Shrine with a series of graphic meditations on the last hours of Christ’s life.

Underground Mining Museum in Creede. Walk underground, through rock tunnels and observe exhibits, learn about the future of mining.

Jack Demsey Museum is located in Manassa, in a log cabin where the heavyweight boxing champion lived.

Narrow-gauge history center in Alamosa, The Luther Bean Museum at Adams State College, and the Alamosa County History Museum all offer amazing artifacts and history and culture of the San Luis Valley.
